Amenities could be better maintained... Most of our pinball machines don't work and the climbing wall doesn't allow chalk? I wish there was better infrastructure for interacting with my fellow leasers etc.

Wouldn’t say there’s much of a “community” at the Eugene. LIVuntld’z events are done well but not many people tend to show up. Otherwise have not had issues with other residents.

The Eugene is a nice building with great amenities and staff. However, there are also quite a few shortcomings including, but not limited to, shoddy construction work in the buildings (i.e. misaligned joints, exposed stucco, poorly installed windows) and thin walls. The thin walls only amplify the very loud construction work that is happening in the Hudson Yards area.

Very good staff and building. Packages sometimes lost and slow to be found. The gym is great, there are lots of machines and open space. Wish staff wouldn’t lock the roof deck in the winter.

We need to pick up the package at front desk, which is fine. Yet sometimes it takes really long time as many residents are trying to wait to be served one by one. Probably there could be a better way. Also it would be better if there’s camera on each floor, for the security reason.

Friendly staff, nice amenities. However, the trash chute room is very dirty, and there is a resident on my floor who screams and knocks on the door for 20+ minutes at 3am.

should open air conditioner to change air in the hallway, because the smell is always bad on the 35th floor. and the charging outlet on the library desk are always not working.

Building itself is brand new, delivered in March earlier this year. Have had consistent issues with appliances in our unit (dishwasher flooding, oven malfunction). Management of the building has been poor. They reached out to give notice of renewal timing then did not respond to three emails over the course of two weeks. Negatives aside, the concierge service and front desk staff are very helpful.

Overall the experience has been great - love the building, events, management, and staff (especially Liam & the front desk peeps!) Only complaint I have is the smoking.

Amazing amenities and surprisingly not that crowded considering the amount of residents. Would love to know why the main entrance still looks like a construction site even though it was completed over a year ago.

Great neighborhood and easy commute to most places in Manhattan. Love the amenities in Eugene, possibly the best gym in the city and definitely the most beautiful rooftop view in Manhattan.

Great overall, but small details can be frustrating not quite living up to the "luxury" tagline. * Frequently easy to smell what the neighbors are cooking - which so far has been quite good-smelling, so not really a complaint, but... * Inability to program thermostat, and thermostat being on the heating/cooling unit leaves room for improvement. * Entrance door is starting to sag, making it require slamming to properly latch, and pulling up to get the key to work. * Sole opening window requires majority of shade to be lifted to be opened. Privacy implications. On the flip side, there are plenty of things worthy of commendation: * The piano room is amazing. It would be great to know the details of how sound-proofed that room is: If it is possible to play without bothering those living in the upper floors at any hour of the night it would turn an already excellent amenity into a perfect one. * The elevator situation is much improved. Thank you :-) * The layout of the apartment is incredibly functional and well-planned, enabling a proper kitchen without sacrificing significant living space. * Loving the location. The absolute best part about living in the Eugene: The staff at the front desk, in the office, (in the leasing office) and all around are amazing, wonderful people.

the construction site is too noisy; maintenance comes a little bit slowly although they do a good job, but sometimes it's urgent right? like toilet and heater problem.

I was hoping that the deck on top can be opened for everyone, or request a certain fee other than the amentenies fee. As a person who intend to have a view but may not like to go to the gym, it can be a option for people like me.

Great front desk staff, love the in-building Palace Valet services and staff, partnership with Throw Me A Bone is also very helpful. The elevators are too slow.

Staff and amenities are great. Quiet living other than the construction going on but the walls and windows are pretty thick. Near the high line and penn station but neighborhood is still being developed.
